If you have a house or building that would be perfect for the cover photo on your business’s website or for a virtual tour, but it needs some work before the professional photos can be taken, this post is right up your alley.

Here are tips to help put your best foot forward:

  1. Clear the clutter

  1. Freshen the home with light

Lighting can make a room feel bigger and cleaner, or smaller and dingier.  Throw open the curtains to let in natural light and clear away clutter that can block your windows.  Consider adding lamps and candles where they will do the most good, such as on a dining table or near a cozy reading chair.

  1. Repair away

If something is broken or chipped, fix or replace it so nobody gets hurt when the property inspector comes around. Take down that tripping hazard of a mirror. Polish up those cabinets so they look like new. Fix frayed rugs and missing paint on walls.

  1. Clean up

Everyone has their own approach to cleaning, but if your home’s appearance is important to you, it is important to clean the home before photos are taken. Don’t just clean from top to bottom; wipe down every surface, including tables and light switches, windowsills, doors and door frames, baseboards and electrical outlets.

Skip the t-shirts and jeans, put on a nice outfit and help make your living space look good. Don’t forget to apply some makeup and take a few photos before you’re too tired to do so.

  1. Know when to say ‘no’

Take a look through your house with an eye for things that could make it look better, but don’t get caught in the trap of having to fix everything that looks bad or worse—you’ll never get it done.

Set aside time to make your home look better—the better it looks, the more buyers will value your home. It is a lot to ask of your buyers to come in and see you live in a messy or dilapidated house, so make it easy for them to feel good about the place.
